Four questions before you look at a listing

Your search profile

1Your funding level
2Full-time or part-time
3What kind of searcher you are
4Where you aim
  • Before you look at a single listing, answer four questions about yourself.
  • How much cash do you really have to work with, and how much time?
  • What kind of searcher are you, and what do you bring that other buyers do not?
  • And where will you aim: an industry, a size, or a place? Answer these and your buy box almost writes itself.

Questions this unit answers

How much cash do I need to buy a small business with an SBA loan?
Plan on about 10% of the price as your down payment, plus working capital, closing costs and, if you search full-time, money to live on. As a rule of thumb a $1M business takes roughly $100K down plus another $40K to $60K around it.
Should I search full-time or part-time?
Neither is wrong. Full-time is faster and needs runway you decide on before you start. Part-time keeps your paycheck but makes it harder to answer brokers the same day.
Should I search by industry or by geography?
A geography search keeps your family where it is and limits deal flow. An industry search multiplies deal flow and may mean relocating. Size is set by your cash, so in practice you choose one of the other two to be strict on.
